Why should I get a home inspection?

Purchasing a home is a life changing event and probably the most expensive event in your life. You owe it to yourself and your family to know everything you can possibly know about the home you want to buy and be comfortable that you are making an informed decision.

 
What does a Home Inspector look for?

As your Home Inspector I will be focused on observations for:

a. Major defects. An example of this would be a structural failure.
b. Things that lead to major defects. A small roof-flashing leak, for example.
c. Things that may hinder your ability to finance, legally occupy or insure the home.
d. Safety hazards, such as missing smoke detectors or electrical safety or fire hazards.

Do you recommend that I attend the home inspection?

It is best for you to attend the inspection so that you can learn about the care and maintenance of the home and so that I can answer any questions you may have. You will have a better understanding of any major issues and know which issues are relatively minor. Shortly after the inspection you will receive a Home Inspection Report with comments, explanations and photos of defects or potential defects, safety hazards, and the approximate age of major system components such as roof, heating and air conditioning equipment, and water heaters. Attending the inspection will also help you as you review your Inspection Report.
 

Are there other inspections recommended?

IN Home Inspection always recommends a Radon Test and a Wood Destroying Insect Inspection. If the home has a private well and septic system there are inspections recommended for those systems too.

How much does a home inspection cost?
 
The size and age of the home are the main factors that determine the cost of a home inspection. The average size, modern home in South Bend, Mishawaka, Plymouth, Culver and Warsaw, Indiana and surrounding areas will be in the three hundred dollar range with additional fees for Wood Destroying Insect Inspections, Water Quality Sampling and Analysis and other inspections.

How long will a home inspection take?

The average well maintained home will take about four hours to completely inspect. An older or poorly maintained home will take more time to thoroughly inspect.
